Langwood Residents Association Ltd: Newsletter

The following items were considered at the latest meeting.

 

Doors and internal decorations

 

The work is all but complete now with only finishing touches remaining. A big thank you goes to all residents for their co-operation with the work and workmen.

 

Two firms have been asked to propose and cost solutions to the problem of security on the block doors. Further information to follow.

 

The annual deep clean and re-sealing of the common area floors is to be arranged soon. As you may remember, the floors will need three hours to dry during which time you will not be able to walk on them. You will be advised of the precise date and time in due course.

 

Guttering

 

As you know there is £10000 in this year’s budget for replacing the guttering and soffits. This figure assumed that the use of scaffolding could be avoided. It’s beginning to look as though that may have been a false assumption and, as the cost with scaffolding almost doubles, consideration is now being given to the possibility of doing the blocks separately and spreading the cost over two years. You will be kept advised of developments.

 

Gates

 

The gate is to be locked permanently for the whole of week commencing Monday 6 June. This is to reinforce the deterrent affect on trespassers. In case of any difficulty you should contact Alan (flat 21) who holds the keys. A reminder will be issued just before the date.

 

In the wake of the success of the first gate it has been agreed that we should now look at the cost of putting in another gate. This would be close to the small car park. If you have a view about this idea now is the time to speak up.

 

 

 

 

Car parking

 

The houses scheduled for demolition have been vacated and the consultation period for the double yellow lines in Langwood Gardens ends on 4 May so increased on site parking problems are imminent. It’s been agreed to do nothing about increasing on site parking provision until we’ve had a chance to assess exactly what the impact will be. In the meantime your co-operation and patience will be very much appreciated.

 

Abandoned cars

 

Recently a Nissan car was found (apparently abandoned) in the large car park. Notices of the intention to remove it were duly circulated but before action could be taken it was moved (apparently by the owner). Vehicles that are new to Langwood and those with expired/no road tax are always suspected of being abandoned and the policy is to move quickly to arrange for their removal. So, if you, as someone with a legitimate right to park here, need to leave a vehicle on site that will be unfamiliar to other residents please advise one of the committee members, or Dennis, to avoid any confusion.

 

AGM

 

A separate notice of the meeting (16.5.05) and an agenda is going out shortly.

All shareholders have a right to attend.
