Langwood Residents Association Ltd: Newsletter

The Residents’ Association welcomes everyone’s contribution.  If you have a problem, suggestion or news please contact a Committee member. They are: Jim Hurson (flat 6) Shirley Batten-Smith (flat 7) Syd Hall (flat 9) and Paul Ryzman (flat 11)

The following items were considered at the latest meeting.

 

 

Know your lease

 

Our lease imposes a variety of obligations and restrictions on owners and tenants and ignoring them or getting them wrong could cost you money.

 

Here are some examples.  Ntl cables running up the outside walls have to follow the down pipes and should not run horizontally; breaching the walls to install a new boiler needs permission; posters cannot be displayed in windows. There are lots more and we intend to include a list of FAQ on the web-site. If you are in any doubt contact Dennis Brooke for advice.

 

Wall repairs

 

In recent years a good many new pipes have been put through the walls that have left the brickwork damaged on the outside. During the summer the extent of the damage will be assessed and appropriate repairs put in hand. Please note that whilst the cost of this work will be borne from existing funds any future damage will be charged to the owner of the flat concerned.

 

Electricity cupboards

 

Your electric meter is housed in a cupboard outside your flat. The door is held shut by a simple lock and you should have a key. If you do not have a key you can borrow one from a neighbour or buy one (they are all the same) in any hardware store. Please do not try to force the door open as they are fragile and will break and you will be charged for a replacement.

 

Bins

 

Rumours abound that the Council are about to abandon the use of ‘paladins’ such as those in use in block 10/22. If it proves to be true it is hoped to rent ‘eurobins’ from the council as replacements. Further news on this matter will follow.

 

Litter

 

Complaints have been received about litter on the floors of the bin stores and in the common areas with a particular reference to expanded polystyrene waste. If you make a mess please clear it up and leave things as you would hope to find them.

 

Banner Homes

 

Banner, which is developing the site opposite, has asked if we would consider allowing the passage of pipes across Langwood to link to the main sewer. They say the alternative would involve a period of single file traffic in Langley Road that would cause disruption they would like to avoid. Banner says it would restore damage caused and pay compensation. We have asked for more details and you will be kept advised.

 

BT cables

 

Fresh problems with the BT lines to block 1/9 have led to a rethink and agreement has been reached with BT on a plan to take replacement cables round the foot of the block minimising the amount of internal trunking required.

 

Coming up

 

The gate will be locked for the whole of next week from Monday 6 June.

 

The large car park is to be cleaned on Wednesday 8 June so please don’t park there that day.

 

The hall and stairs will be cleaned and re-sealed on Monday 13 June. Please do not walk on them while they are wet.

 

Still in hand

 

A new contractor is being approached regarding gutter replacement. We are still looking at the costs of fitting a new gate. Possible security systems for the block doors are still being researched.
