Langwood Residents Association Ltd: Newsletter

The following items were considered at the latest meeting.

 

AGM

 

The AGM of the LRA scheduled for 17 May will be held in flat no.14 at 8pm. A notice for the meeting and an agenda will be issued nearer the time. Each shareholder is entitled to a copy of the accounts. If you would like a copy in advance please contact Alan Goodridge.

 

Car damage

 

Recently the tyre of a car parked in the main car park was damaged. The person suspected was reported to the police who visited his home but it seems no further action is to be taken.

 

News of this incident prompted another resident to draw attention to two others (previously unreported) involving damage to vehicles. The police may take matters more seriously if it appears that rather than isolated incidents they form a pattern. All residents are therefore requested to report all incidents of damage/vandalism to Alan Goodridge so that a complete record can be compiled.

 

Of course cars are at less risk if they are garaged for as much of the time as possible.

 

Security

 

The new gate’s arrival is imminent but the incident mentioned above has revived the suggestion of a gate in the wall that fronts Langley Road. The committee are considering putting in a gate with a simple keypad lock with a combination that is easy to remember and easy to change. If you have any thoughts on this idea (for or against) please contact a committee member asap.

 

 

 

 

Swamp

 

It has been suggested that the ground between flats 10 & 14 is so wet for so much of the time that the possibility of water leaks should be examined before any paving of the area is done. Such an investigation has been put in hand.

 

The quote for paving the whole area adjacent to flat 14 (30 sq. m) is an eye-watering £1900. It has been put on hold while cheaper solutions are sought.

 

Bins

 

Now that residents are settling into the new routines associated with use of the recycling bins one of the two large bins in block 1/9 (which are rented) will be removed and the recycling bins housed inside the bin store. The large bin (which has the advantage of a lid) will be moved to the other block to replace the steel bin provide by the council.

 

If you are still not flattening your boxes before putting them in the bins please start doing so – it makes a big difference.

 

Fire Safety & Fire Risk Assessment.

 

The common areas of residential blocks like Langwood are considered non-domestic and therefore covered by various workplace regulations. Under new regulations expected in the autumn a fire risk assessment will be required. It has been agreed to ask Qualitas to initiate the necessary work and at the same time to arrange for general health & safety issues to be included in that assessment.

 

Also to be arranged at the same time is an asbestos survey. We have already had a type 1 asbestos survey as required by legislation. Type 1 is a visual inspection. It showed no problems. A type 2 survey (which involves sampling and testing) whilst not obligatory is considered to be best practice and it has been agreed to proceed with it.
