The following items were considered at the latest meeting.
Re-decoration
Now that the work has started there is bound to be some inconvenience and mess and your co-operation and patience will be appreciated.
Front doors have to be open to be painted which means either you have to be in or arrange to leave a key with a neighbour. Some work will be done on Saturdays. Any problems should be referred to Dennis Brooke.
Block doors
The delivery of the new entrance doors has been delayed and they are now expected w/c 11 April and they will be fitted thereafter.
External lights
This work has now been completed.
Bins
Someone left carpet in one of the bin stores recently. You are reminded that carpet is among the many things the bin men will not take away (there is a list in the bin store) and residents should arrange disposal themselves.
Gate
Some residents (and we know where they live!) have been leaving the gate open which dramatically reduces its deterrent effect on would be trespassers. Please make sure you always close it.
Trespass (although reduced) remains a problem and to reinforce the effect of the gate it is planned to lock it for an entire week as happened when it was erected. This will happen once the current redecoration and door work has been completed and will coincide with the seasonal increase in trespass of early summer. The precise date will be advised nearer the time.
Gutters
Tenders are in and the preferred bidder has been identified. The contract will be agreed subject to references being taken up. The replacement of gutters and fascia boards with upvc is going to cost over £10,000 but will substantially reduce the cost of future external re-decorations.
Path collapse
A small section of the path between the blocks has collapsed. It appears to be related to the drain repair carried out last year. A temporary repair has been made and a more permanent job will be done very soon.
Gardening
Following the receipt of comments from some residents, our gardeners are to be asked to remove the weeds and moss from the paths. Comments and suggestions concerning the gardens are always welcome.
Cables
If you are planning to install cable tv or for any other reason need to run cables up the outside of the flats please remember that the cable should run up alongside the down pipe and should be brown. Ntl installers are particularly prone to ignoring our rules and need to be closely supervised. If they get it wrong you could be liable for the cost of any remedial work. If you have any doubts or questions in this regard please refer to Dennis Brooke.
AGM
The formal notice of the AGM will be sent to shareholders shortly. Subject to confirmation in that notice, the meeting will be held on Monday 16th May 2005 and will be held in flat no.11 at 8.00pm. The main purposes of the meeting are to receive the accounts and the election of directors.
