The following items were considered at the latest meeting.
Maintenance 2005
The budget for next year has been agreed. The main items are set out below with the actual/projected 2004 expenditure shown in brackets.
Accounting £1000 (1000); cleaning £1650 (1535); window cleaning £780 (711); internal redecoration £3500 (0); electricity £250 (215); external redecoration £10,000 (0); gardening routine £3300 (2796); gardening special £550 (2210); general repairs £705 (1535); gutter cleaning £275 (250) buildings insurance £2760 (2510) directors insurance £225 (200); agent fees £2095 (1850); agent fees contracts £1585 (989); roof inspection £295 (293); trees £500 (1269); water £55 (50); water main repair £330 (517).
Ground rent is fixed at £630 pa.
With £8250 being transferred from reserves payments will remain at their current level of £90 per month. Full details will be circulated by Dennis in due course.
Window cleaning
You may have noticed that the windows have not been done since June. Dennis will remind them that we are overdue a visit. (The cleaners are paid per visit).
The Gate
It seems to be working. Those in a position to notice trespassers all report a dramatic reduction in numbers.
Block doors
The necessary consultation is underway and concludes on 22 November. The outcome will be reviewed and final decisions made at the next meeting.
Door security
As previously indicated in view of the many and varied options available and the wide range of opinion among residents a fuller consideration of this issue is to be conducted. However this process will not delay the replacement of the doors.
Cavity wall insulation (CWI)
Quotes have finally been received but were too late to go into the 2005 budget. The price quoted for the larger block was £1400 and £1100 for the smaller (ex VAT). The committee is minded to look at this again in the future, possibly for 2006, so if you have any views on CWI they would be welcome.
External lights
The delay in proceeding with the new installation is with the electrician’s busy schedule. He is being urged to complete the job as soon as possible.
Guttering
The defective guttering on block 1/9 has now been remedied.
Southern Cross
All Langwood flat owners and tenants are cordially invited to Sunday lunch at the Southern Cross Hotel on 5th December.
A number of the committee members will be there from 12.00 onwards for drinks to be followed by lunch. If you would like to attend you can be sure of a warm welcome, good company and a pleasant meal. Those wishing to attend are asked please to contact Tony (tel. 221155) so that table reservations can be made in advance.
Whilst those attending will have to pay for their own food there is a strong rumour that Tony may be buying drinks!
