The following items were considered at the latest meeting.
Common areas.
As previously reported the common areas are to be replaced with upvc units matching the flats. The work will be carried out by Kindlelight Ltd at a cost of £3299 + VAT.
Once the work is complete the remaining exterior redecoration will start and will include the interior window sills and skirting. It has also been decided to repaint the flat doors and frames (see below). After that the walls will receive their annual wash and the floors will be re-sealed.
The cost of the windows and re-decorations will be met from existing funds.
Flat Doors.
Thanks to those who responded to the recent questionnaire.
As only 5 of the 15 replies favoured replacing the doors it has been decided not to proceed with that option now but it is certainly not ruled out for the future. Meanwhile it has been agreed to repaint the doors not least because the new windows and re-decorations will make them appear shabby and the cost is very low. There are almost as many opinions about what colour they should be as there are flats so the committee will have to decide.
Yellow Lines
The hatching has been completed. Please respect these no parking areas.
Window Cleaner
The cleaners haven’t been since January and are being reminded that a visit is overdue.
Feeding the animals
Some residents have been throwing food scraps on to the lawns and under the trees and shrubs. Please stop it. Whilst your good intentions are undoubted the fact is that it is unsightly and attracts vermin.
Refuse Bins block 1/9
Discussions are continuing with the council on this issue. In the meantime all residents are reminded to not overfill the bins because this can make them top heavy and liable to topple.
External Lights
It has been decided that in addition to adding an extra light on block 1/9 that where the covers of other lights that have deteriorated will be replaced at the same time.
Estate Agent Boards
As you will have seen from the AGM agenda it is proposed to ban the erection of estate agents ‘For Sale’ and ‘To Let’ boards on our property. Recently the person putting up one of these boards badly damaged the wall on Langley Road. Steps are being taken to recover the cost of remedial work but the incident highlights the problems these boards present. If you do not support this proposal make sure you attend the AGM on 19 May.
Banner Homes
The appeal against The Council’s rejection of the planning application by Banner Homes for the Langley Road/Langwood Gardens corner site is to be heard on 1 December 2004. We have submitted written representations and will attend the appeal appearing to add further comments.
Flat 2
Dorothy Fairman has moved to a care home in St Albans. During her long period of residence Dorothy made an invaluable contribution to our community which was much appreciated and will be missed. We wish her well for the future.
Flat 12
Julia Roberts has moved to her daughter Diana’s home in Alexandra Road. Although Julia was here only a short time she will be missed and we wish her well.
