The following items were considered at the latest meeting.

AGM

The LRA Ltd shareholders AGM will be held on Wednesday 15 May 2006 at 8.00pm in flat no.14.

Gate

The new gate is now in position by the small car park.

Consideration is being given to putting small signs on both gates at eye level indicating that the grounds are private.

To reinforce the gates’ effectiveness as a deterrent to trespassers each will be locked for a week in June. ‘Langate’ (ie the gate closer to Langwood Gardens) will be locked from Monday 12 June. ‘Grangate’ (ie the gate closer to Grandfield Ave) will be locked from Monday 19 June. There will be a reminder in the next newsletter.

We are waiting for a quote for a solid wooden gate in the wall on Langley Road (‘Wallgate’). The intention is that it would be fitted with a numerical code lock on the outside.

Recycling bins

In both blocks the green waste bin is being filled up quickly. You can help by crushing boxes before they go in and also by making sure you are putting your waste into the correct bin. Some people have been putting newspapers in the green waste bin instead of the paper bin.

Once a bin is full please do not overfill it. It is important that the lid can be closed. When a recycling bin is full bag please your waste and put it in the big bin.

Swamp

This problem hasn’t gone away but reports are awaited and more news should be available next month.

Water meters

Meters can cut the cost of water supply especially in single occupancy flats. If you are attracted by the idea but don’t want a meter in your bathroom you might like to have one fitted outside in a manhole.

It only takes a few minutes to fit and it is free. For details contact Three Valleys Water or speak to Tony in flat no.7.

Cavity Wall Insulation (cwi)

Several residents have asked about progress with cwi.

It could offer real benefits in reduced energy bills thereby saving you money and helping the environment. It could also help by curing condensation problems.

The cost would be, broadly, in the region of £120 per flat (£2500 in total) but as it is not ‘maintenance’ the money would have to be collected separately. We could use ground rent money but it would take time to save up especially if some ground rent is spent on door security as currently proposed.

It is possible that grants may be available that would reduce the cost and that is being investigated. But, whatever the cost, to be able to proceed everyone would have to agree to pay their share. If you have a view on this issue, either for it or against it, please contact a member of the committee.
