Our Managing Agent is Dennis Brooke of Qualitas Residential telephone: 01923 211331
The following items were considered at the latest meeting.
Gates
To reinforce the gates’ effectiveness as a deterrent to trespassers each will be locked for a week in June. ‘Grangate’ (ie the gate closer to Grandfield Ave) will be locked from Monday 12 June. ‘Langate’ (ie the gate closer to Langwood Gardens) will be locked from Monday 19 June. If this causes problems for you please contact Alan (flat no.21 tel. 245971-email alanjgoodridge@hotmail.com).
Consideration is still being given to putting small signs on both gates at eye level indicating that the grounds are private.
We are waiting for a second quote for a solid wooden gate in the wall on Langley Road (‘Wallgate’). The intention is that it would be fitted with a numerical code lock on the outside. The first quote was £320.
Scrub
Scrubbing and sealing of the vinyl floor in the common areas has been arranged for Wednesday 21 June. Please ensure all obstructions are removed in advance. The work starts at 9.30am and it will not be possible to walk on the vinyl until 12.30pm.
Langwood Gardens pavement repair
Our local county councillor has been able to clarify this issue with HCC. They have agreed with Banner Homes that Banner will replace with bitumen most of the paving stones on Langley Road and in Langwood Gardens damaged during the construction work. The remaining areas (ie by the sub station and between our small car park and Langley Road) will be re-paved later by HCC as part of general maintenance ‘so as to enhance the area’.
Start on the work is imminent.
Cavity wall insulation.
No adverse comment has been received on the possibility of insulating the walls. Everyone seems to be attracted by one or more of the various advantages. These include reducing power bills, the reduction in harmful emissions, alleviating condensation problems and adding a selling point.
The problem is how to finance the work and further consideration is being given to that. So watch this space.
Bins
Will residents please note that generally the bin men will not take refuse from the bin stores unless it is in a bin. So please put all your waste in one of the bins. If it is too big to fit in a bin please take it to the tip. The tip is free and will take virtually any household waste. For more information on the tip see the notice board in the common area.
Gardens.
Some concern has been expressed about the standard of work of the gardeners and especially their attention to detail. A special meeting is being convened with the contractors and if you have any points to make in this regard please contact Tony (flat no.7 tel. 221155 or email tony@tstechnology.co.uk) as soon as possible.
Next Meeting: Sunday, 2nd July 2006 at 10.30 in flat no 9.
