The following items were considered at the latest meeting.
Last month
Locking the gate for a week caused no problems and the exercise may be repeated in future.
The floor re-sealing went well with hardly anyone walking on them while they were wet.
The large car park pressure wash went well except for the two people who failed to move their cars (and we know who you are and where you live!) so the work could not be completed.
Two manhole covers were replaced.
Gutters
It has been agreed to proceed with this project with a company called President. This work is expected to be carried out in September. The cost of the work is approx. £12K.
Bins
The Council have confirmed that our paladins in block 10/22 will have to be replaced, probably in September. Details are awaited.
Banner Homes
In their enthusiasm to get on with the project the workers have on several occasions begun before the official start time of 8am but their bosses have been receptive to our complaints. The Council has been asked to say whether the authorities had sanctioned the felling of the roadside tree in Langwood Gardens on Friday and their reply is awaited. Nothing further has been heard about the suggestion that pipes might be laid across Langwood.
Gates
We are still looking at the costs of fitting a new gate and associated fencing but financial constraints mean this will not be implemented this year. However, it is intended to consider in addition putting a gate on the Langley Road entrance and having permanent locks on all three. If you have thoughts on this idea please make them known.
Managing Agent
Dennis has presented a draft agreement formalising the relationship between LRA and Qualitas and talks are continuing.
Still in hand
Possible security systems for the block doors are still being researched. BT cable replacement – awaiting on-site visit by BT. Car park re-surfacing – a specialist has been asked to advise and cost possible solutions. The survey of damage to the block walls is scheduled for July.
